Hands-on service for owners
Owners get white glove service from us: inspections, showings, move-ins, repairs and maintenance, rent collection, landscaping and more. You have full visibility into all communications and full control over all spend, right from your owner dashboard. You can also use your own vendors, which gives you more control and flexibility when an unexpected repair comes up.
Tbh, never thought I’d say this about a property management place.. but yeah, 5/5 for sure. I got into the house and it has had a few issues (normal issues) and they literally always investigate and fix the issue within 24 hours usually. I feel I’m a good tenant, I take care of the place and def pay my rent on time always.. but they have been very fair, they haven’t harassed me at all about anything the last year, and they get things fixed or even updated as soon as I told them about any issue at all. Very solid place to rent from!

Questions owners ask us
How much does AIM charge to manage a rental?
A flat 7% of the rent we collect. You pay no management fee until your home is rented.
What does it cost to place a tenant?
A one-time $275 for a single-family home, or $100 per unit for fourplexes and larger buildings. Advertising is included in that fee.
Will I pay any other fees, like setup or lease renewals?
No. There’s no account setup fee, no lease renewal fee and no separate advertising charge.
When do owners get paid?
Rent income is sent to owners by the 10th of each month.
Do I get a say in repairs?
Yes. Any work order over $350 needs your approval before the work starts, and you can use your own vendors if you prefer.
Where does AIM manage rentals?
Across the Treasure Valley: Boise, Meridian, Nampa, Caldwell, Eagle, Kuna, Star, Garden City, Middleton and Wilder, from our office in Meridian.
How long has AIM been managing rentals?
Over 19 years. AIM was founded in 2007 and is a member of the National Association of Residential Property Managers (NARPM).
