The Valley's value market is growing up

Caldwell offers some of the most accessible entry prices in the Treasure Valley, and the city has been rewarding that entry: the revitalized downtown around Indian Creek Plaza, the College of Idaho, and wine country identity have shifted how renters see Caldwell. The tenant mix runs from students and college staff to families priced out of Ada County who want a real neighborhood.

Value markets punish sloppy management, because thinner rents leave less room for vacancy and fee creep. AIM’s flat 7 percent with a flat $275 placement and zero advertising cost is built for exactly this math, and our screening standards hold in Caldwell just as they do in Eagle.

Where we manage rentals in Caldwell

Caldwell is the Canyon County seat and one of the oldest cities in the Treasure Valley, and its rentals range from historic homes near downtown to brand new subdivisions on the Nampa side of town. Each part of the city rents to a different tenant and needs a different plan.

Downtown and Indian Creek Plaza

Older homes and small rentals around the revitalized downtown, Indian Creek Plaza, and the creek pathway. Tenants like the walkable core and the events calendar, and owners need a manager who keeps up with the maintenance that older homes demand.

The College of Idaho area

Homes near campus draw college staff, graduate students, and families who want to be close to the college and downtown. Leasing activity follows the academic calendar, so we plan listings and renewals around it to avoid long summer vacancies.

North Caldwell

Newer subdivisions with easy freeway access, popular with commuters who work in Nampa, Meridian, or Boise. Many of these homes sit inside HOA communities, and every AIM managed rental in an HOA gets regular compliance checks.

East Caldwell and the Vallivue area

Fast growing neighborhoods toward the Nampa line, many served by the Vallivue School District. Three and four bedroom homes here lease steadily to families, and AIM currently manages several homes in this part of town.

South Caldwell toward wine country

Larger lots and a more rural feel heading toward the Sunnyslope wine region. More land means more to maintain, so we spell out landscaping, irrigation, and outbuilding responsibilities in every lease.

What people say about working with AIM

Tbh, never thought I’d say this about a property management place.. but yeah, 5/5 for sure. I got into the house and it has had a few issues (normal issues) and they literally always investigate and fix the issue within 24 hours usually. I feel I’m a good tenant, I take care of the place and def pay my rent on time always.. but they have been very fair, they haven’t harassed me at all about anything the last year, and they get things fixed or even updated as soon as I told them about any issue at all. Very solid place to rent from!

They are easily one of the most organized and professional property management teams we work with. Work orders are always clearly detailed, communication with Nicky is seamless, and they respect our schedules. Best of all, they value quality work and handle vendor invoices.

Caldwell Apartments

Apartment and multifamily management in Caldwell

Caldwell has more apartments and small multifamily buildings than most Treasure Valley cities. About two thirds of current Caldwell rental listings are apartments (Zumper, September 2026), so owners of fourplexes and larger buildings compete for the same tenants every month.

AIM is the exclusive management partner for Indian Creek Apartments in Caldwell, a community of twenty-four 2 bedroom, 2 bath units. The same systems we use there, from coordinated turnovers to online rent collection and monthly owner statements, apply to every multifamily property we manage. Tenant placement for fourplexes and larger buildings is a flat $100 per unit, and management is the same flat 7 percent.

Common Questions

How long does it take to lease a home in Caldwell?

Leasing time in Caldwell depends on pricing, season, and condition. Caldwell demand has climbed alongside its downtown revival, and AIM vacancies benefit from signage cross traffic and referrals throughout Canyon County where we already manage homes.

Do you manage homes outside Caldwell?

Yes. From our Meridian office we manage rentals throughout the Treasure Valley, including Boise, Meridian, Nampa, Eagle, Kuna, and Star. Pricing and service are identical in every city we serve.

How much does property management cost in Caldwell?

A flat 7 percent of collected rent. Tenant placement is a one time $275 for single family homes, or $100 per unit for fourplexes and larger buildings, with all advertising included. There is no management fee while your Caldwell property is vacant, no leasing commission, and no lease renewal fee. See the full fee schedule.

How much can I rent my Caldwell house for?

As of fall 2026, most 3 bedroom houses in Caldwell rent for about $1,900 to $2,200 a month, and 4 bedroom homes for about $2,200 to $2,500. Condition, location, and yard size move the number, so we price every home against comparable Caldwell leases in a free written rent analysis.

Do you manage apartment buildings and fourplexes in Caldwell?

Yes. AIM manages multifamily properties in Caldwell, including Indian Creek Apartments, a 24 unit community. Placement for fourplexes and larger buildings is a flat $100 per unit, and management is the same flat 7 percent as single family homes.

Is Caldwell a good place to own a rental property?

For many investors, yes. Purchase prices in Caldwell have generally run below Ada County, while demand comes from the College of Idaho, Canyon County government, local school districts, and the city’s revived downtown. The margin is thinner than in higher priced cities, which is why flat, predictable management fees matter more here.
