Premium homes deserve premium screening

Eagle is the premium end of the Treasure Valley rental market: executive homes along the foothills and the Boise River corridor, larger lots, and tenants who are often relocating professionals with the income to match. Higher rents are the reward; higher stakes are the tradeoff, because a placement mistake in an Eagle home costs far more than one in a starter rental.

That is why every adult applicant for an AIM managed home goes through full screening covering credit, rental history, evictions, criminal background, and employment verification before a lease is offered, and why our leasing manager shows Eagle properties personally rather than handing out lockbox codes.

Eagle Neighborhoods

Where we manage rentals in Eagle

Eagle has kept its small town center while growing into one of the most sought after addresses in the Treasure Valley. Its rental homes range from established golf course neighborhoods to new builds in the foothills, and each one needs its own approach to pricing and care.

Old Town Eagle

Homes close to the downtown shops, restaurants, and Heritage Park, where tenants value walkability and a small town feel. Older homes here need a manager who keeps ahead of roofs, plumbing, and mature landscaping.

Banbury and the golf communities

Established neighborhoods around Banbury Golf Course and similar communities, with larger homes, mature trees, and active HOAs. Renters are often relocating families, and HOA standards on lawns and exteriors are enforced. Every AIM managed rental in an HOA gets regular compliance checks.

The river corridor and Eagle Island

Homes near the Boise River and Eagle Island State Park, where outdoor access is the draw. Irrigation, riverside landscaping, and seasonal maintenance need a clear plan, and we spell out yard responsibilities in every lease.

The foothills north of town

Newer master-planned communities with larger, higher value homes and views. These homes attract executives and relocating professionals, and they reward careful presentation, precise pricing, and detailed move in documentation.

West Eagle toward Star

Newer subdivisions along the growth corridor toward Star, often at lower price points than central Eagle. Commuters and young families lease here, and newer homes keep repair surprises to a minimum.

Eagle Rent Prices

What Eagle homes rent for right now

As of fall 2026, the median rent for a 3 bedroom home in Eagle was about $2,600 a month, and the average rent for a house was about $2,675 (Zumper, September 2026). Most 3 and 4 bedroom houses rent between roughly $2,400 and $2,900, and larger executive homes in the foothills and golf communities rent well above that range.

Eagle has fewer rentals than Boise or Meridian, so there are fewer true comparables for any one home. That makes pricing the hardest part of leasing here: a home priced a little high can sit for weeks, and a home priced low leaves real money on the table. Every AIM rent analysis compares your home to actual Eagle leases. Request your free rent analysis and we will send a written rent range with an expected leasing timeline.

What people say about working with AIM

Tbh, never thought I’d say this about a property management place.. but yeah, 5/5 for sure. I got into the house and it has had a few issues (normal issues) and they literally always investigate and fix the issue within 24 hours usually. I feel I’m a good tenant, I take care of the place and def pay my rent on time always.. but they have been very fair, they haven’t harassed me at all about anything the last year, and they get things fixed or even updated as soon as I told them about any issue at all. Very solid place to rent from!

Our team at Columbia Property Maintenance has been providing Maintenace work for Assets and investments for the past 15 years. They are easily one of the most organized and professional property management teams we work with. Work orders are always clearly detailed, communication with Nicky is seamless, and they respect our schedules. Best of all, they value quality work and handle vendor invoices.

Higher Value Rentals

Leasing a higher value home in Eagle

An Eagle rental is often one of the largest assets its owner has, and it is leased to tenants with high expectations. We manage these homes with that in mind.

  • Presentation before listing. We recommend the small fixes and cleaning that let a premium home show at its best, because the first week of showings sets the tone for the whole vacancy.
  • Personal showings. Our leasing manager shows Eagle homes in person rather than handing out lockbox codes, so we can answer questions and qualify applicants on the spot.
  • Thorough screening. Credit, income, rental history, evictions, criminal background, and employment verification for every adult applicant.
  • Detailed move in records. A documented move in condition report protects finishes, appliances, and landscaping, and it is the basis for any deposit deduction at move out.
  • Deposits sized to the home. Idaho law does not cap security deposits, so deposits on higher value homes can reflect the value of the home and its finishes.
Common Questions

How long does it take to lease a home in Eagle?

Leasing time in Eagle depends on pricing, season, and presentation, and the premium segment moves on fit rather than volume. Personal showings let us qualify serious applicants on the spot and move them into screening the same day.

Do you manage homes outside Eagle?

Yes. From our Meridian office we manage rentals throughout the Treasure Valley, including Boise, Meridian, Nampa, Caldwell, Kuna, and Star. Pricing and service are identical in every city we serve.

How much does property management cost in Eagle?

A flat 7 percent of collected rent, plus a one time $275 tenant placement fee for single family homes with all advertising included. There is no management fee while your Eagle home is vacant, no leasing commission, and no lease renewal fee. On a higher value home, a flat fee often saves more than percentage based leasing charges. See the full fee schedule.

How much can I rent my Eagle house for?

As of fall 2026, the median 3 bedroom rent in Eagle was about $2,600 a month, and most 3 and 4 bedroom houses rent between about $2,400 and $2,900. Larger executive homes rent for more. We price every home against comparable Eagle leases in a free written rent analysis.

Is there a limit on security deposits in Idaho?

No. Idaho law does not set a maximum security deposit. The deposit must be refunded within 21 days after move out, or within the period set in the lease up to 30 days, with a signed, itemized statement for anything withheld.

Do you show Eagle homes in person?

Yes. Our leasing manager shows Eagle properties personally, which lets us answer questions, qualify applicants on the spot, and move serious applicants into screening quickly.
