A small city in the middle of everything
Garden City sits almost entirely inside Boise, stretched along the Boise River and the Greenbelt between downtown Boise and Eagle. Its rentals are some of the most varied in the Valley: newer townhomes and condos near the river, older single family homes, and small multifamily buildings along the main corridors. Tenants come for the location, a short ride to downtown Boise, Expo Idaho, and a growing mix of breweries, tasting rooms, and river access.
That variety means one pricing formula does not fit the whole city. A riverfront townhome and a 1960s ranch house a mile apart rent to different tenants at very different prices, and AIM prices each one against the leases that actually compare, not a citywide average.
Garden City Neighborhoods
Where we manage rentals in Garden City
Garden City is only a few miles from end to end, but its neighborhoods rent very differently, and each one needs its own plan.
Along the river and the Greenbelt
Newer townhomes, condos, and single family homes close to the Boise River and the Greenbelt pathway. Tenants pay for the location, and many of these homes sit inside HOA communities. Every AIM managed rental in an HOA gets regular compliance checks.
Older neighborhoods near Boise
Smaller, older homes on the east side of the city, a short drive from downtown Boise. They lease well to tenants who want to be close in, and they need a manager who plans ahead for older roofs, plumbing, and electrical.
Around Expo Idaho and Glenwood Street
A mix of homes and small rentals near the fairgrounds. Demand is steady year round, and events like the Western Idaho Fair bring seasonal traffic that tenants appreciate knowing about up front.
The Chinden Boulevard corridor
Duplexes, small apartment buildings, and older homes along the city’s main commercial corridor. Parking, shared areas, and clear house rules matter more here than anywhere else in Garden City.
Garden City Rent Prices
What Garden City homes rent for right now
As of fall 2026, most 3 bedroom homes in Garden City rent for roughly $2,150 to $2,500 a month, and 2 bedroom homes, townhomes, and apartments for about $1,550 to $1,800. The average rent for a house was about $2,400 (Zumper, September 2026). Garden City has a small rental market, so published averages move quickly and should be treated as a starting point.
Riverfront and newer homes rent above those ranges, and older homes away from the river often rent below them. Request your free rent analysis and we will price your home against actual Garden City and west Boise leases, in writing, with an expected leasing timeline.

Reviews
What people say about working with AIM
Tbh, never thought I’d say this about a property management place.. but yeah, 5/5 for sure. I got into the house and it has had a few issues (normal issues) and they literally always investigate and fix the issue within 24 hours usually. I feel I’m a good tenant, I take care of the place and def pay my rent on time always.. but they have been very fair, they haven’t harassed me at all about anything the last year, and they get things fixed or even updated as soon as I told them about any issue at all. Very solid place to rent from!
Our team at Columbia Property Maintenance has been providing Maintenace work for Assets and investments for the past 15 years. They are easily one of the most organized and professional property management teams we work with. Work orders are always clearly detailed, communication with Nicky is seamless, and they respect our schedules. Best of all, they value quality work and handle vendor invoices.
Great staff and very personable if you have a problem they are very quick to fix it I have had no issues with delayed response on any kind of repair and it has been a breath of fresh air after the last management. I can't say how much I appreciate it thank you assets and investments and for your quick response time and amazing maintenance workers!
Garden City vs. Boise
Garden City is not Boise, and the rules show it
Many Garden City homes have a Boise mailing address, and owners often assume Boise’s rules apply. They do not. Garden City is its own city with its own city code, and Boise’s renter protection ordinances, such as its required tenant rights notice, apply only inside Boise city limits.
Idaho state law applies everywhere, including 30 days’ written notice before a rent increase and the 21 day deposit refund deadline. Before we lease a home, we confirm which city it is actually in, so the lease, notices, and any permits follow the right rules. If your home is in Boise, see our Boise property management page.
This is a summary, not legal advice.
Common Questions
How long does it take to lease a home in Garden City?
Leasing time in Garden City depends on pricing, season, and condition. Its central location keeps demand steady, and AIM vacancies draw cross traffic from the homes we manage across Boise and the rest of the Valley.
Do you manage homes outside Garden City?
Yes. From our Meridian office we manage rentals throughout the Treasure Valley, including Boise, Meridian, Nampa, Caldwell, Eagle, Kuna, and Star. Pricing and service are identical in every city we serve.
How much does property management cost in Garden City?
A flat 7 percent of collected rent, plus a one time $275 tenant placement fee for single family homes with all advertising included. There is no management fee while your Garden City home is vacant, no leasing commission, and no lease renewal fee. See the full fee schedule.
How much can I rent my Garden City house for?
As of fall 2026, most 3 bedroom homes in Garden City rent for about $2,150 to $2,500 a month. Location relative to the river, age, and condition move the number, so we price every home against comparable leases in a free written rent analysis.
Do Boise’s rental rules apply in Garden City?
No. Boise’s renter protection ordinances apply only inside Boise city limits, even though many Garden City homes have a Boise mailing address. Idaho state landlord and tenant law applies in both cities.
Do you manage townhomes and condos in Garden City?
Yes. We manage single family homes, townhomes, condos, and small multifamily buildings. For homes inside an HOA, regular compliance checks are part of standard management.
